Decor tweak grooms loft unit for resale

Realtor has space `staged' for maximum impact Decorator uses colour to highlight architecture

When you're selling your house, it's important to accentuate the positive. And that's exactlywhat the owner of a commercial-residential space on Queen St. E. decided to do, says real estate agent Vladimir Bregman of Sutton Group Bayview Realty Inc.

Bregman suggested the unit be "staged," or redecorated, to highlight the detailed brick work, interesting window shapes and lofty open spaces.
The unit is in a building that was previously a commercial space, with an architect's office occupying all four floors. Two years ago, a builder converted it to three separate lofts, each with its own elevator access, Bregman says.

Jane Hall, of Jane Hall The Voice of Color, was called in to transform the space.

" When I first walked in, it was offices, a residential-commercial space but more commercial than residential. And it was builder's white:'
Hall, known for an extraordinary use of vibrant colours, wanted to show off the space architecturally. She started with colour.

The living room was painted with three colours: khaki, golden brown and insets of red by the fireplace. Golden Toffee is the predominant colour throughout the loft, with Rum Raisin, a red-orange shade, the accent on one wall in the dining room (all colours are from Pittsburgh Paints). For the family room, Hall chose Braided Raffia, with Jute and Applesauce Cake. Ruby Lips, a deep red, was used for the Personal Space.

For the bedroom, it was taupe and periwinkle and for the ensuite bathroom a chocolate brown and periwinkle.

" We used colours that people are attracted to," says Hall, who with partner Ian Levack has a shop at 707 Pape Ave.

To mute the long tunnel feeling of the 2,200-square-foot loft, Hall accentuated the vertical, with tall vases, tall bamboo and mirrors hungvertically. The large-scale space is furnished with large pieces and a sophisticated look to appeal to a single
male or a couple.

" I can't say staging is guaranteed to generate more money, but it will help get the maximum asking price," says Hall. Bregman says staging a house also helps it sell faster.
" Accessorizing and details are important. When people are buying, it's an emotional experience," says Hall.

" They fall in love with a space. Creating a property with personality is important. And it's important to show the way it should look because people often have trouble visualizing what a space could look like." Staging can cost from $2,500 and up, depend ing on the work to be done, and whether furniture and painting rentals are required.
